The following uses are proposed to be added: a. Auto-oriented establishments such as warehouse retail outlets and supermarkets 3 Retail sale of furniture, appliances and electronic equipment; Recreation facilities such as bowling alleys, gyma, fitness centers and dance studios; Other services that would benefit from highway exposure or accessibility, including vehicle dispatch, auction rooms, and banks (retail facility only). Changea to building envelope. The height and setback provisions have been revised and based closely on the regulations of the new Clean Industrial (M~3) zone? a. Building height increased from 7.5 m to 12 m. b. Front yard setback reduced from 9 m to 6 m, except where it abuts a provincial highway, 9 m shall be required. c. Rear yard setback increased from 1.5 m to 3m, and where it abuts a street or residential area, 6 m shall be required. Where a rear yard abuts a provincial highway. 9 m shall be required. d. Side yards of 3 m each shall be required, except where one side yard is 6m, the other may be reduced to nil. Where sideyards abut residential areas or a street, 6 m shall be required. Side yards that flank a provincial highway shall be 9 m. 3. Addition of landscaping requirements along the street and within parking areas in order to enhance appearance. DISCUSSION: The proposed revisions are intended to make the bylaw more practical, in terms of its usea, and to encourage better siting of future development and greater attention to landscaping along streets and in buffer zones next to residential areas. Some existing buildings may not conform to the new giting regulations. However, any reasonable alterations or additions to an existing building may be accommodated by a Development Permit or a Development Variance Permit. No serious problems arising from these proposed amendments are therefore anticipated.
