LAND USE CONTRACT

SCHEDULE "BT"

Schedule of permitted land use:

Sixty (60) Semi~Detached Strata Title Units constructed in
accord with the plans annexed hereto which said plans form part of this
Schedule.

Subject to the provisions of this Land Use Contract and to
the "Strata Titles Act” of the Province of British Columbia, the
development, use and subdivision of the land and the buildings
thereon as a strata subdivision Pursuant to the provisions of the
said "Strata Titles Act" may be permitted.

Except as otherwise provided in this Land Use Contract the
above noted use shall be Permitted to the limit and extent provided
in Part V of the "City of Port Coquitlam Zoning By-law, 1969, No.
918" as in force on the date of registration of this Agreement in
the New Westminster Land Registry Office’ as if the said use was
occurring on property zoned RS-1 (One Family Residential} under the
said Zoning By-law. A copy of the said Part V is annexed hereto

and forms part of this schedule.

Transfer of Title to Lot 99:

The Developer covenants and agrees to convey proposed Lot 99 to the
Municipality, to be held and used by the Muncipality ag municipal lands
under the "Municipal Act", subject to the right of the Council of this
Municipalit; to deal therewith as provided by the safd Act. It ts further
understood and agreed that the Municipality will execute and have registered
in the New Westminster Land Registry Office the hecessary document relieving
the said Lot 99 from the burdea of this Land Use Contract.

It is understood and agreed between the Developer and the Municipality
that conveyanc2 of the aforenaid Lot 99 to The Corporation of the City of
Port Coquitlam relieves the Developer from Payment of the $800. Inspection
Fee provided for each self-contained housing unit in clause (a) of Appendix
"A" of the "Clty of Port Coquitlam Buidiing and Plumbing Code Adainistration
By-law, 1974, No. 1298".
