The site ig currently zoned RS-1 (Large Lot Residential) and in designated for "Neighbourhood Commercial Use" in the Official Community Plan. The project is subject to the design guidelines of the Westwood Development Permit area. PROJECT DESCRIETICH The proposal is for a 5,021 sq. ft. commercial building to be constructed on i the south portion of the 17,000 sq. ft. site. Lot coverage for the proposed building is 34%. The proposed one~storey building will be 20 feet in height. 1 The front yard set back is approximately 5.5 ft. A rear yard setback of 20 Srna ft. and an interior side yard setback of 5 ft. along the south property line Oot oe have also been provided. The proposed building will be sited in the southern portion of the subject site, The remainder of the site will be used to provide 18 surface parking stalls and driveway access.
