PROJECT DESCRIPTION: The proposed townhouse development occupies 1.54 acres (7,318 sq. ft.), with a site coverage of 26% (maximum permitted 35%). While the preliminary design submitted complies with most aspects of the Zoning Bylaw, significant amendments are still required to ensure compliance with Flood Plain Restrictions and design guidelines. The project includes 28-3 bedroom townhouses; 12 with double garage and 16 with single garages. Total parking provided is 62 spaces, as required by Bylaw. COMMENTS FROM OTHER DEPARTMENTS Engi : D t: 1. Pitt River Road requires widening and construction of barrier type curb and gutter and sidewalks along the full frontage of the site. Ornamental street lighting is required as well as relocation of any conflicting power poles. All works are to be done in accordance with the UMA design for the Pitt River/Reeve intersection. A minimum road dedication of 2.5 m wide along the frontage of Let 7 and 2.14 m wide along the frontage of Lot 9 is required. See attached sketch for additional road allowance/ROW that is required. Sanitary sewer extension required from the end of the existing main on Pitt River Road to the west property line of the development c/w service connection. The wetermain on Pitt River Road to be replaced with a 200 om diameter main from Reeve Street to the west side of the development c/w site service and fire hydrant(s) as required. The storm sewer to be extended to the west property line of the site c/w service connection. Underground hydro and telephone services are required. The minimum habitable floor elevation for the site is 6.8 m G.S.C. datum. Development Cost Charges at $3,850.00 per unit are applicable and will be assessed at building permit application.
