The subdivision proposal incorporates a strip of property now zoned P-1 and used as a buffer strip to separate residential from industrial uses. The subdivision design, as submitted requires relaxation o° = -e lot width for Lots 1, 2, and 3. (See Fig. 1). The Planning Department ... ot support to use of the buffer area (Ryan Street), therefore, the subdiv: -:: plan will need to be re-designed for three lots (as shown in Figure 2). ..c 3 in this concept requires relaxation of minimum lot depth, which would be conditional to restrict building envelope to the area shown on Fig.2. The applicant has approached the City to purchase a portion of the road allowance for Cameron, to bring the new lots into alignment with the existing lots, and this can be supported. The Planning Department will support creation of a three lot subdivision to permit the construction of three new single family residences, in conformity with the Official Community Plan policy for infill neighborhood residential. It is recommended, therefore, that this application be approved subject to the conditions noted above. > fog. OT) nN Carlos Feli h., M.C.I.P. Register. rf Director of Planning ITEM PAGE 4
