T: FOR DISCUSSION PURPOSES ONLY General Regulations Pursuant to the Provincial Government Municipal Act development permit regulations, the terns of reference guidelines relate to the development's general character rather than specific details of its design. (a) The aspects of character of developments that is of particular concern are their image to traffic passing along Mary Hill Bypass and Kingsway Avenue and neighbouring residences. One criterion for issuance of a development permit is the protection of view planes. Among the desired development features are screening of outside storage and truck parking from surrounding residential area, and provision of landscaping strips along Mary Hill Bypass and along property boundaries adjoining residential area. Screening along Mary Hill Bypass and Kingsway (a) Section (4)(d), Rear Yard Regulations of the M-l General Industrial Regulations of the Zoning Bylaw No. 2240 may be varied or supplemented by a development permit to require a 7 metre rear yard setback along Mary Hill Bypass and Kingsway Road where properties back onto these two roads. Alternatives for screening of view of rear yards from Mary Hill Bypass and Kingsway Road are to vary or supplement by development permit the requirements of Section (4)(e), Rear Yard regulations of the M-—1 general Industrial regulations of the Zoning Bylaw No. 2240; Construction of a solid fence 2 metres in height Construction of a combination of «slid fence and landscape berm to a combined height of 2 metres Construction of a berm and installation of trees and shrubs providing a visual screen of 2 metres in height.
