Pursuant to your request, I have mace an appraisal of the property for
market value purposes and legally described as Parcel A District

Lot 464 Flan 12613.
The property is located on the north side of the Lougheed Highway and is.

zoned CS=1 Service Commercial.

The size of the property is inconsistent witn adjacent properties due

to the frontage on Leugheed Hwy. (20! x 132+').

As this property cannot be used as a separate parcel (10,000 sq. ft. re-
quired) due to size, value would only be attributable to the parcel situated

to the east of subject propety.
Sales in this particular zoning are not availeble due to lack of market

involvement.

In my opinion a price per square foot of $1.50 would be warranted.

reflects approximately one-half of the value of usable properties.
$1.50 x 2,690 = $4,035.
