APPENDIX I AMENDMENT TO "OFFICIAL COMMUNITY PLAN BYLAW, 1986, NO. 2162" Add the following to "Section V - Development Permit Areas" 2.16 DEVELOPMENT PERMIT AREA XVI — ARGUE STREET This area is designated as a Development Permit Area under Sections 945(4)(a) and (e) of the Municipal Act for the protection of the natural environment and for the establishment of objectives and the provision of guidelines for the form and character of commercial and multi-family residential development. (1) Boundaries A line drawn along the centre line of Argue Street from the southwest boundary of Lot F, Sk. 12466 to the intersection of the north boundary of Remainder 6, Plan 635% and the Pitt River; then south along the Pitt River to the interse::tion of the southwest boundary of Lot F, Sk. 12466 and the Pitt River. The boundaries of Development Permit Area XVI are shown on "Schedule C" of the Official Community Plan as Development Permit Area XVI and in the Map "Development Permit Area XVI" which forms part of the Official Community Plan. Objectives The objectives of the Development Permit Area are: Ao To facilitate the orderly development of the area and to encourage co-ordination of the siting, form and volume of new commercial and multi-family residential buildings and their area for parking, storage and landscaping. To control the interface between commercial and multi-family development and other land uses in the area, by implementing edequate buffering between the land uses and regulating the volumetric proportion of the commercial and multi-family residential buildings and structures. To ensure that development does not have negative impacts upon the Pitt River edge and foreshore. Guidelines (a) Environmental Assessment: Developers of any proposed development adjacent to the Pitt River shall submit an environmental impact assessment prepared by qualified geotechnical, soils ani/or environmental specialists. The assessment shall outline any potential impacts of the development on the Pitt River edge and foreshore and shall indicate measures that will be taken to mitigate such impacts. ‘ ITEM | PAGE} --+2/
