Plan 10421) of Lot E, Plan 6840 and Lot 179, Plan 25711 and Lot 349, Plan 30872 and Lot 348, (except the part subdivided by Plan 37960) in Plan 30872, DL 232 from RS-2 To RS-1A. COMMENTS: This application is to extend subdivision north from the developed part of the South Pitt River Road neighbourhood. This application fits in with the overal! development pattern contained in the South Pitt River Road subdivision control olan and the Official Community Plan policies for residential development. The proposal is to extend Yarmouth Street to the north into this subdivision and a future cul-de-sac phase. Lots along east side of Yarmouth are of an RS=-1 lot size but are of a narrower widtn. Along the west side of Yarmouth lots are a mixture of sizes depending upon the road geometry. At the south end the lots are typical RS-1A small lots, further north the lots increase in size as the road turns. With respect to control of the appearance of houses to be constructed on thig subdivision, the applicant has indicated They intend to build the houses themselves and will control their appearance through ownership. ln conclusion, approval! of this application is recommended.
