Lee, City Planner File R#12-78 On October 23rd, 1978 a report of the Planning and Zoning Committee was brought to Council recommending a one-storey commercial project at 2612/2640 Mary Hill Road to proceed to Public Hearing subject to first resolving the question of property exchange and cancellation of Elgin Street east of Mary Hill Road. Upon further investigation, it was discovered that there are several utility lines through the middle of the Elgin road allowance and only a 20-foot strip will be of value to the development. The land area of this 20-foot strip is about the same as that of the part of Lot A of the development site intended for exchange with the road allowance. This can now be handled by way of a simple land exchange without any monies involved. The developer has expressed acceptance of the exchange and the layout of the building has already been modified to suit the revised site. If Council has no objections to the exchange, the Clerk's Office will be in a position to prepare the necessary documents so that this project can proceed to Public Hearing. I would also recommend that cD (Comprehensive Development) zoning be used whereby the development plans approved by Council can become a part of the rezoning by~law.
