BACKGROUND: The subject property is currently zoned RS~3 (Estate Residential) and is designated as Industrial in the Official Community Plan. A previous application for the same property involved rezoning from RS-3 to M-3 (Clean Industrial) in order to create a 4—lot industrial subdivision. The application, which went to a Public Hearing on October 2, 1989, was opposed by residents in surrounding single family neighbourhoods. The main concern was the traffic that would be generated by industrial activities on Taylor Street, directly facing single-family homes. The current application is for a 10-lot single-family subdivision with all lots fronting onto Taylor Street. In order to accommodate this proposal, a rezoning to RS-2 (Small Lot Residential) and an amendment to the Official Community Plan, from "Employment" to "Residential", would be required. The following comments were received: Engineering Department: McLean Avenue would require upgrading, including sidewalks, curb and gutter. Sanitary sewer extensions, sidewalks and all sanitary, storm and water connections would be required on Taylor Street. Parks and Recreation Department: Parks and Recreation have no comments regarding both applications. oeed/
