RECOMMENDATION 2

That this application be approved to proceed for rezoning from RS-1 (Large
Lot Residential) to RS-2 (Small Lot Residential), RT-1 (Two-Family
Residential) and P-1 (Public Institutional) under Section 963 of the Municipal

Act subject to:

1. Completion of a subdivision design to the satisfaction of the Municipality;

2. Completion of the Engineering Department requirements to the satisfaction
of the Municipality;

3. Completion of the Building Department requirements at the time of Building
Permit to the satisfaction of the Municipality;

4. Provision of fire protection requirements to the satisfaction of the
Municipality; and

5. Registration of a restrictive covenant on the properties to prevent new
buildings from being converted to contain secondary suites.

BACKGROUND

This application is to rezone the properties at 1938, 1946, 1950, and 1954
McLean Avenue from RS-1 (Large Lot Residential) to RS~2 (Small Lot
Residential), RT-1 (Two-Femily Residential) and Pl (Public Institutional) to
‘permit 5 single-family lots, 1 duplex lot and 1 lot for a pump station.

| The subject properties are all deeignated "Residential" in the Official
“Community Plan.
