All vegetation use for landscaping shall be mature and of a quality acceptable to the Municipality. All planting must comply with the standards of or standards similar of those of the B.C.N.T.A. All materials other than vegetation, used for landscaping shall be "non-skid" type and of durable quality. All landscaping fronting the street shall use trees wherever possible. Signage: All signs and signage shall be architectually coordinated with the overall design of buildings and landscaping. Free standing signs shall be incorporated into the design of the landscaped areas and shall not exceed 2.4 meters (8 feet) in height. Implementation: To facilitate implementation of these guidelines, any Development Permit issued for properties within this Development Permit Area "X", may, subject to the restriction of the Municipal Act, and unless otherwise specified in the above guidelines, vary or supplement the bylaws regulating zoning, parking, works and services, drainage, signs, screening, landscaping and subdivision. Minor variations which do not change the intent of the guidelines may be permitted without an amendment of the Development Permit Area guidelines, subject to the approval of the Director of Community Planning. DISCUSSION: On July 9, 1990 the Municipal Council approved to proceed Rezoning Application 80/88 subject to approval of a Development Permit and the area being declared a Development Permit Area. The guidelines described in the recommendation section are intended to implement the above noted conditions by appropriately amending the Official Community Plan to create a "Development Permit Area'' which corresponding . number would be "KX". . For easier identification with the area, it is recommended that this area be also called "Mary Hill Road Development Permit Area". The proposed guidelines are of a general nature and will allow implementation of Development Permit whenever muiti— ~family projects are Proposed within the described area.
