July 23, 1990/187 The following people spoke regarding the proposed zoning anendment: Mr. Alex Gaudry, 1216 Guest Street would like to see the area developed as park because a gas station and store would encourage noise pollution and increase traffic in the area. Mr. M. Dornian, 2050 Saskatchewan is opposed to the gas station and store as people would start to congregate in the area partying and causing a disturbance, Ms. M. Kroeker, 1980 Harbour Street want 4 solid divider between their property and the gas station, expressed concern regarding the higher elevation of the property and the possible drainage problems. Mrs. Kroeker would also like to see the trees at the edge of the two properties remain as well as the barricade at the corner of Marian Kroeker park. Mrs. Andrushkom, 1248 Guest Street would like to see the barricade at the corner of Marian Kroeker park remain but is opposed to the proposed rezoning. Mr. T. Elliot, 650 West Georgia on behalf of the Applicant Shell 011 gave a background on the proposed development. Assured that drainage from the property would not cause problems and mentioned that the store would be a Circle K store run by Shell Oil. Mrs. M. Kroeker, 1980 Harbour Street asked if the property is entered from Pitt River Road where would the exit be located. The Director of Community Planning replied that vehicles would be required to exit from Harbour Street and then turn onto Pitt River Road. Mr. De Dornian, 2050 Saskatchewan Avenue, expressed concern that people would be coming from the pub making purchases at the store and partying in Marian Kroeker park. Mr. Alex Gaudry, 1216 Guest Street, would like to again express his opposition to the proposed amendment because of noise from the car wash, gas fumes that will come from the gas station and the garbage that will accumulate. Mr. T. Elliot, for Shell Oil stated that the existing zoning allows for a larger development than is currently being proposed however Shell Oi1 would like to put in a smaller development with a few changes. Bylaw No. 2516: to rezone Lot 1, being a 0.3750 ha portion of Lot 2 as shown on a_ proposed subdivision plan prepared by Robert M. Reese B.C.L.S. and dated June llth, 1990 District Lot 463, Group One, Plan 69169 New Westminster District; is hereby rezoned from RS~2 (Small Lot Residential to c-4 (Town Centre Commercial).
