Satisfaction of Engineering Department requirements} Satisfaction of Fire Department requirements; Satisfaction of Parks and Recreation Department requirements; Approval of a Development Variance Permit. 2. THAT Council pass a resolution authorizing the Pianning Department to prepare Development Variance Permit 32/92. BACKGROUND: This application is for the rezoning of the three subject properties from RS-1 to RS~2 in order to permit subdivision into 12 residential lots. The property at 3474 Hastings Street does not have proper road access; it is presently accessed by a lane adjecent to 3466 Rastings Street. A Development Variance Permit is required to permit the creation of lots with reduced depth. PROJECT DESCRIPTION: The applicant proposes a subdivision of 11 single family residential lots and one duplex lot. The lane adjacent to 3466 Hastings Street would be widened to accommodate an access road that would occupy portions of both 3466 and 3474 Hastings Street. The rear of 3466 Hastings Street and 2465 Glenwood Avenue would be subdivided to form Lots 2 to 5 as shown in the attached plan. cont. page 2
