The Planning Department is concerned about the development of a building
of this quality, and with possible parking limitations, hence the
recommendation that the area be declared a Development Permit Area, to
maintain some design control should the project be approved to proceed.

DISCUSSION:

At the Public Hearing a number of concerns were expressed by residents in
the area. It appears that these concerns may be satisfied by eliminating any .
possible access to the property from Angelo Avenue, and eliminating all
fenestrations facing this street.

Council could give notice that it is prepared to look again at this
proposal, should the applicant find a reasonable solution to the concerns
expressed at the Public Hearing.
