Siting and Accesses: Notwithstanding any provision of the "City of Port Cvuquitiam Zoning Bylaw, 1987, Ho. 2240", no Multi~family building shall be sited within 7.5 meters (25 feet) of Shaughnessy Street, Prairie Avenue, Oxford Street or Lougheed Highway and all yards facing these streets shall be used exclusively for landscaping and/er outdoor recreatiorz; except that this setback may be reduced and/or dedicated to 1: alternate use, when in the opinion of the municipality a signific: . improvement to the design is achieved by doing so. Where possible vehicular access to Multi-family developments fro: Shaughnessy Street, Prairie Avenue or Oxford Street shoul achieved from a side road or a rear lane, in consideration « heavy traffic of the aforementioned roads. Commercial Development along Lougheed Highway will be encouraged to minimize the amount of front yard parking. Where parking is located in the front yard, appropriate landscaping shall be provided to soften the visual impact of the large parking areas from the Lougheed Highway. Landscaping: Substantial landscaping to screen parking areas from the streets and adjacent residential buildings and interplanting of the parking area with trees is required. Retention of mature trees to integrate into the overall landscaping is encouraged. All vegetation used for landscaping shall be mature and of a quality acceptable to the Municipality.
