RECOMMENDATION :

That this application be approved to. proceed for cezoning from RS-1 (large lot
residential) to RS~2 (amall lot residential) under section 963 of Municipal

Act subject to: |

a) Completion of a subdivision plan designed to the satisfaction of the
Director of Planning;

b) Approval of the subdivision plan by the Approving Officer;
Satisfaction of Engineering Department requirements;

Demolition of existing building;

Registration of a restrictive covenant on the properties to prevent aew
buildings from being converted to contain secondary suitea.

BACKGROUND 2

This application is to rezone the property at 1261 Prairie Avenue from
RS-1 (Large Lot Residential) to RS~2 (Small Lot Residential) to permit a two
lot subdivision. The area is designated ag "Residential" in the Official

Community Plan.
PROJECT DESCRIPTION:

The subject property measures 24.4 m (80 ft.) by 37.2 m (122 ft.). The .—
proposed new lots will each have a lot width of 12.2 m (40 ft.) and lot area

- of 453 square metres (4,880 sq. f£t.).
