Kirk February 26, 1991 City Administrator File: 57/90 Carlos Felip Director of Planning Rezoning Application - 3L71 Flint Street Planning File 57/90 Planning Committee - February 26, 1991 RECOMMENDA TION : That this application for rezoning from RS5-1, Single Family Residential to RT-1 Two Family Residential not be approved; and That the issue re~designation of this peoperty to APARIMENT be referred to the Planning Department for consideration as part of the Official Community Plan review currently underway. DISCUSSION: The subject property is surrounded by a convenience store Co the north, and single family units designated for apartment use under the Official Community Plan to the west and south. Part of this property is designated Apartment aud part is designated Residential (single family). ) As noted in the attached drawing No. 1, which illustrates a portion of Schedule 'B" of the Official Community Plan, this property is in an odd isiand of land designated residential, surrounded entirely by commercial or apartment land. It would be inappropriate to consolidate this odd situation by allowing the subject property to develop to a slightly higher use, not necessarily compatible with the Future intended use of the area. The subject property, if designated apartment, either by Council initiative as part of the review of the Official Community Plan, or by the owners initiative, could be consolidated with properties immediately to the south and north to achieve an appropriate building site for a multi-family development. ’ . “ ‘ . a Carlos Felip,.™% Arch., M.C.I.P.
