Kirk January 28, 1987 ty Administrator » Brown irector of Community Planning Rezoning Application No. 17/86 1509/21 Grant Avenue RECOMMENDATION: That City Council direct the Clerk's Office to prepare a bylaw rezoning Lots 1 and 2 of Block M of DL 466, Township 36, NWLD Plan 15361 from RS-1 to C2. . COMMENTS: In examining this application, the Planning Committee were mindful of the concerns expressed by neighbours of other commercial applications. To that end the architect for this project was requested to design the building to orient it towards the Prairie -~- Coast Meridian intersection. By orienting the building to the main commercial area it directs traffic away from the residential area behind it. This is accomplished by designing the building so that {it has a "LL" Shape backing onto Grant Avenue with no entrances on that side. At the public information meeting held about the Official Community Plan, several nearby residents expressed the concern about additional traffic from the proposed development. The proposal is for professional offices, minimising traffic flow normally assaciated with retail commercial development. ln conciusion, thi report is recommending that this application be forwarded to bylaw stage and public hearing. A condition for approval that is suggested for this application is that the uses permitted to be iocated there be limited to offices, prohibiting retail commercial businesses. PD-~0004-0004 Sars
