The Municipal Council of The Corporation of the City of Port Coquitlam, in open meeting assembled, enacts as follows: 1. 2. This Bylaw may be cited for all purposes as "Port Coquitlam Zoning Bylaw, 1987, No. 2240, Amendment Bylaw, 1994, No. 2901". That certain parcel of land situated in Port Coquitlam, British Columbia which is move particularly described as: Lot 110 District Lot 342 Group One LMP199 New Westminster District is hereby rezoned from RM-3 (Townhouse Apartment) to CD (Cornprehensive Development) and the Zoning Map of the "Port Coquitlam Zoning Bylaw, 1987, No. 2240" is hereby amended to reflect this rezoning. Notwithstanding the "Uses Permitted". described under "Part ATI - Comprehensive Development Zone”, the uses permitted within the aforementioned land shall be restricted to those listed in Schedule I which is attached hereto and forms part of this Bylaw. Notwithstanding the “Conditions of Uses" described under "Part XI - Comprehensive Development Zone" of the "Port Coquitlam Zoning Bylaw, 1987, No. 2240", the following provisions shall apply to all uses permitted within the aforernentioned land: a Subsections (2) Height, (3) Lot Coverage, (4) Front Yard, (5) Side Yard, and (6) Rear Yard of Section 802, Small Lot Residential (RS-2); and b. Subsections (3) Lot Area Per Dwelling Unit, (4) Usable Open Space, and (10) Off-Street Parking of Section 807, Townhouse Apartment (RM-3). Notwithstanding the lot dimensions described under Section 601 "Subdivision Design and Layout" of Part VI - Regulations Conceming the Area, Shape and Dimensions of Parcels of Land, of the "Port Coquitlam Zoning Bylaw, 1987, No. 2240", the aforementioned lands may only be subdivided in substantial compliance with the plan of subdivision entitled Schedule "II" which is attached hereto and forms part of this Bylaw.
