application until a full-blown Area Control Pian, analyzing all aspects of -

land use, traffic, transportation, services, recreation and environmental

impacts ie completed.

The Planning Department, therefore, recommends that this project not be.
approved to proceed to bylaw stage at this time, and that the applicant be
advised that Council will not consider this project until the information —
noted under (1) and (2) in the "Recommendation" section above is available. |
