Brown Director of Community Planning 920 Citadel Drive Development Variance Permit (File No. 64/88) That City Council direct the Clerk's Office to notify surrounding property owners of this application and to place the following resolution on a subsequent meeting agenda. That a Voluntary Development Variance Permit be isaued to Pel 1, D.L. 232, 340, 341, 344, Grp. 1, NWLD Plan 77605 relaxing the following requirements; Development Services Bylaw 2242, Section 13(b) cbliging developments to follow public works standards on site. Zoning Bylaw No 2240 Section 502(3b) Balco y setback requirements from 1.2 metres to 2.5 and Section 808 (7) side yard setback requirements from 3.5 metres for windows to 1.8 metres The subject property is located on a peninsula surrounded on two sides by the Citadel Park and on one short side by the new Estate Housing phase. The design rationale for proposing the Zoning Bylaw relaxations requested are that the property is mostly surrounded by park, hence there igs not a problem of visual encroachment on a neighbours private open space. With reapect to the windows oriented to a side yard, it is the developer's opinion that kitchen windows and high windowa are of value to provide Light and they wish to keep the windows. With reference to the Development Management Bylaw, this relaxation is a standard one to overcome a deficiency in the bylaw. . WB/kEĀ£1 FILE: 0004-23
