Brown Director of Community Planning SUBJECT: Rezoning Appiication 16/84. 2706 Lougheed Highway RECOMMENDATION: That the Clerk's Office be directed to prepare a bylaw le rezoning the easteriy two acres of Lot 3, Plan 6234 from RS-! Singte Family Residential to CS-I Service Commercial. COMMENTS: This rezoning application is part of the overal! development concept being proposed for the Beaver Lumber site. As City Council wilt recall, the proposal is to devetop the property in a series of stages. The first etement that was discussed is a bank that is tocated at the corner of Westwood Road and Lougheed Highway. This application Is for the second element of the overai!l development scheme. A public information meeting was held at Dogwood Lodge Senior Citizen Residence for neighbours to view the ptans and offer thelr comments. There were in excess of thirty residents attending the session. None of the residents! expressed a strong opposition to the proposal, Detail. comments and critiques offered by neighbours incltuded: - concern about short cutting traffic using Shaftsbury to avoid the Westwood - Lougheed Highway Intersection. pedestrian access improvements so that Senlor Citizens and children will have better access to shopping without having to walk along busy streets. The major outstanaing issue fer tnis phase of development is building colouring. The group, Nissan Canada, wanting this space want to use a different, bright colour for thelr building so that it will be visible. It is the Planning Department's desire to have all of the buildings use a similar colouring so there will be a common design theme throughout the area. It should be noted that, the potential problem &€ noise and visual interference for neighbours to the south has been resolved by th applicants.
