Most of the properties mentioned in the application, are being used as hobby farms or acreage residences, In view of the location of these properties and their role in buffering farms to the east, it is felt they should remain as they are, The City Planning Department is preparing a Community Plan. When that Plan is complete and a more refined scheme is developed to protect farms east of the subject lands, reconsideration of this application or granting permission Bor subdivision within the A.L.R, may be in order. in preparing their submission, the applicants' retained Talisman Land Resource Consultants, to conduct a study of agricultural value of the subject lands, Findings of their study was that site improvements ‘required for agricultural Production, would be more expensive than what the income from farming could justify. While the study did not address cost of urban development, it did review soils and water table limitations. These Problems would equally affect urban building and utility service installation as it would farming, In as much as there is sufficient non. A.L.R.. land for urban::development in Port Coquitlam, without soils problems and fload restrictions, it is this report's opinion that conversion of these lands is not justified at this time. In conclusion, it is this report's recommendation that these lands be kept as low density rural residential buffer for residential farms. To that end, it is recommended that the, properties remain within the Gi A.L.R. to insure that they continue serving in that role, >
