PROJECT DESCRIPTION: 4 RS~-1 (Large Residential Lot), 15 RS-2 (Small Residential Lot), and 1 RS-3 (Estate Residential) lots will be created on this 2.789 hectare site in the Riverwood Area (Sketch 1). The RS-1 lots will be located on Ottawa Street and Riverside Drive as required under the Riverwood Area Control Plan. The RS-3 (Estate Residential) lot will be a future townhouse site, and will require further rezoning. This Townhouse Site will have direct access to a proposed neighbourhood park, as illustrated on the attached Sketch 2. COMMENTS FROM OTHER DEPARTMENTS 1. The Engineering comments for this application are: a) Ottawa Street, Riverside Drive, and Congo Drive to be developed to the ultimate development standards for the Riverwood Area. This will include all roads, storm sewers, sanitary sewers, water mains, sidewalks, curbs and ornamental street lighting. Underground hydro and telephone services are also required. Development Cost Charges are applicable and will be charged as subdivision. Road exchanges are required and will be dealt with during the subdivision process Building Department: 1. Floodplain criteria applies to this project. 2. The multiple residential building will require fire sprinkiers. Parks and Recreation: 1. Where ever possible in the Riverwood Development, trail linkages to the parks and to Cedar Drive would be desirable. Not sure if there is an opportunity with this development.
