Completion of a design to the satisfaction of the Director of Planning; 2. The approved design to become an integral part of the Development Variance Permit. BACKGROUND: The applicant owns Lot 4 Plan 2797 which currently has a common address with Lot 5, of the same Plan number; Lot 5 has an existing residence. The applicant wishes to construct a residence on Lot 4; however, due to the small area of the lot, only 314.52 m*, and its odd shape , it is not possible to construct a reasonable residence in full compliance with all the yard setbacks dictated by the zone. PROPOSED DESIGN: The applicant has prepared floor plans for the proposed residence that quite smartly addresses the problem of the lot. Relaxations to accommodate this design are required as follows: Front yard setbacks: From 7.5 m to 4.0 m; and Rear yard setbacks: From 7.5 m to 1.2 m. The above relaxations, although substantial, will not be as apparent as the numbers suggest. Due to the shape of the lot, the building will at least partially appear to have appropriate frontyard setbacks (see attached drawing). The proposed rear yard setbacks of 1.2 m equals that required for accessory buildings and will only affect the attached garage The two-storey portion of the residence will have a rear yard setback of 3m. continued page 2 ITEM | PAGE
