te ote er ‘i ‘ 10 gH oor ACT Grant Application for Demonstration Project City of Port Coquitlam Project Description The City of Port Coquitlam is a rapidly growing community. Older residential areas of the City are facing redevelopment and srnalil lot infill subdivision. The process of small lot infill subdivision has generated some ccncern within neighbourhoods that have an established large lot character. Residents of these areas fear that the influx of small lots (typically 40 ft. in width) will accelerate further infill and eventually lead to the demise of their large lot neighbourhoods. New development on small lots usually follows a certain form and style that, among older development, is often perceived as architecturally incompatible. One of the residential policies in the City's Official Community Plan states “that diverse housing types he encouraged for all income levels, various ages, different family sizes and housing preferences.” The City alms to achieve a mlx of housing for all of its citizens. Rising housing costs in Vancouver have contributed to the pressure to create more housing in Port Coquitlam. The City recognizes that smaller lots add to the stock of affordable housing. However, thera is also a desire to preserve the Interests of those long-time residents who chose to live in Port Coquitlam for its quieter, suburban character. To respond to the pressures for growth, the City is undertaking a study to: 1. Identify a plan to allow intensification by small lot infill subdivision in appropriate areas, while preserving the large lot character of other established neighbourhoods; and
