Engineering Department: Engineering had no comments on this application. DISCUSSION: The proposed Development Permit would result in a very small alteration to the appearance of the building. The front of the building, while of very modest architecture, is not offensive and is appropriately finished with brick, that helps to integrate dt to the next door development. While it would be desirable to have the three stores between Marpole and Whyte Avenue upgraded so that they are architecturally integrated, it does not appear practical to make thia a condition of the current application . The free-standing sign on the property does not comply with the current . provisions of the sign bylaw, nor with the guidelines of the "Downtown Development Permit Area VI" of the Official Community Plan. The removal of this sign will be a small step towards the improvement of appearance of this area of the City Center.
