Brown Director of Community Planning Rezoning Application No. 34/86 3152 Oxford Street RECOMMENDATIONS: That the applicant be ottered the opportunity to obtain additional lot width to permit them to subdivide their property into two RS-1A lots and to revise their application from RT~] to RS-1A, AND that the applicant be encouraged to come to an agreement with the neighbour to the north to acquire enough land to increase the width of their lot and the fot to the south to permit both to be subdivided. Should the neighbour to the north not be agreeable, it is suggested they approach the neighbour to the south to make a Joint approach to the City to acquire a portion of the adjoining lane, COMMENTS: The Planning Committee in reviewing the alternatives for the three properties along Oxford are recommending that the optimum Solution would be for the owners to work together to a mutually beneficial solution. To that end the Committee is recommending that the owners be encouraged to exchange land among themselves to create six RS=!1A !ots or four RS-1A lots on the two souther!ty properties and in the future a duplex on the northerly lot. The basis for the solution being proposed is that al]! three lots are slightly deficient in width to permit RS=-1A lots, Permitting the center lot to be developed as a duplex, RT-1, would timit the opportunity to exchange ltand for the other two lots and possibly leave them as very large single family residential lots. It is because of this problem and the necessity for joint action the Planning Committee have formulated the alternatives recommendation proposed,
