Kirk DATE: February 14, 1991 City Administrator FILE: 9/90 Carios Felip Director of Planning 3540 Westwood Street ~ Rezoning Application Planning and Development Committee - February 13, 1991 It is recommended that the Planning Committee reject the applicant's request for a uni-directional exit from 3540 Westwood Street onto Woodiand Drive. On September 1990 Council referred this Rezoning Application to a Public Information meeting to be held at the Developers convenience. The proposed rezoning will accommodate additional commercial space and a restaurant on the subject property, which is presently occupied by a legal non-conforming gasoline service station. Previous proposals indi@ated access from Westwood Street only. A revised site plan now proposes a right-turn-only exit from the site onto Woodland Drive. With the recent road improvements to the Wes twood/Woodland intersection, the Engineering Department will consider a uni-directional exit provided that adequate signage is installed to indicate the left turns are prohibited. Furthermore, the landscaping plan along Woodland will have to ensure that cars using this proposed exit are visible to southbound motorists on Woodland Drive. DISCUSSION: It has been Council policy not to permit additional access points from commeric2i sites onto Woodland Drive in order to maintain the predominantly residential character of the street. Approval of an exit to Woodland Drive from a commercial property will Likely result in additional requests from other commercial properties.
