(4) LOT COVERAGE: The maxinum lot coverage is 35% provided that: (a) where required off-street parking is constructed within a building, including an underground structure, the maximum ge is increased by the portion of required parking SO provided, multiplied by 0.15, to a maxinum lot coverage of 502; Surface parking, including aisles and driveways, provided outside a building, including an underground structure, Shall not cover more than 45% of the lot; and underground Structures may cover up to 95% of the lot, subject to compliance with all other provisions of this bylaw. (5) FRONT YARD: A front yard of not less than 7.5 m (24.6 ft.) in depth shall be provided. (6) SIDE YARD: Side yards of not less than 3 m (9.84 ft.) in depth are Tequired, provided that a minimum side yard of 7.5 m (24.6 ft.) is required from exterior side lot lines, and from interior side lot lines for building walls having a window to a habitable room. (7) REAR YARD: A rear yard of not less than 7.5 m (24.6 ft.) shall be povided. (8) SPECIAL CONDITIONS: (a) When one wall of a building used for Apartment Residential Use faces another wall of the same building or of another building on the Same lot, it shall be sited to provide a continuous 90 degree horizontal arc, unencumbered by buildings on the same lot, of a radius not less than: (1) 15 m (49.21 ft.) from the centre of all windows in a living room; (114) 12 m (39.37 ft.) from the centre of all windows in a habitable room, other than a living room; and (i121) 4.5 m (14.76 ft.) from the centre of all windows, from walls, and from outside corners of buildings.
