COMMENTS FROM OTHER DEPARTMENTS: epartment: The Engineering Department has no objection to allowing this Lot 11 to have a minimum lot depth on one side lot line, as set out in the rezoning Bylaw. Note, hovever, that a 200 MM dia. watermain runs through the property from west to east and a 3.0 M R/W will be required to be dedicated or the watermain may be relocated if the building envelope is not suitable. Buildi Park R tion t, Fire Department R.C.M.Pei No comments. DISCUSSION: The proposed subdivision generally conforms to the zoning regulations and the design outlined in the Official Community Plan. As noted on the drawing attached, the north property line requires relaxation; it has a depth of 22.927 metres while the minimum under Bylaw provisions is 28 M. The proposed lot exceeds the minimum area of 500 sq.m. and, although encumbered by Hydro R/W, it has a building envelope of 1400 sq.ft., sufficient for a regular sized single family house. It is recommended that this application be approved subject to the conditions noted above. dekos Felip, M. Arch., M.C.I.P. Registered Planner, Director of Planning DV/em ID642-7-8
