November 6th, 1978. Mr. A. Robinson, 2174 Fraser Avenue, asked for clarification on the size of duplex lots. The City Planner advised there would be no change in gize, duplex lots would still be 8,000 square feet with 600 feet required between duplexes on the same side of the street. Mr. Ken Davies, 2233 Marshall Avenue, asked why Council deemed necessary to zone for duplexes and Alderman Ranger replied that by requiring the developer to apply to rezone property for a duplex surrounding residents would be advised of the proposed structure. Mr. Jim Fife, 2228 Hawthorne Avenue, asked for clarification of the RM~4 zone and inquired where it was located and the Planning Officer provided the necessary explanation. Mr. Peter Schaumann, 559 Laurier Avenue, spoke on the building height requirements in the Agricultural Land Reserve. Mr. Peter Smith, 1734 Morgan Avenue, asked for clarification on the procedure of notifying residents of a proposed rezoning change and the required information was provided. His Worship Mayor J.M. Campbell advised the meeting the following proposed By-law to authorize issuance of a Land Use Contract would now be considered: 1B/L #1637 - By-Law No. 1637: LUC #30 Auth. B/L, 1978. To authorize the Council to enter into a Land Use Contract with (2275/81 Atkins) Walter Gordon Mitt and Clara Laverne Mitt, 2129 Rindall Avenue, Port Coquitlam, B.C. in the form and to the extent set forth in "Land Use Contract No. 30" which said Land Use Contract is annexed to and made part of the by-law and the said Land Use Contract No. 30 shall extend to and regulate the development and use of land described as: Lot 117, District Lot 289, Group One, of a Plan. of Subdivision in. Process, New Westminster District. The above noted property is located at 2275/81 Atkins Avenue and upon its issuance Land Use Contract No..30.will permit the land, buildings, and structures located or to be located thereat to be used for certain uses permitted in the RM-4 (Maximum Density Apartment Residential) zone as set out in the said Land Use Contract No. 30 in order to permit the creation of a 24-unii strata title apartment and various provisions are
