BACKGROUND: A Rezoning and Deveiopment Perniz szpiication has been received construction of a mixed-use comercial and residential building a 3614 Westwood Street. The site is presently zoned RS-l (Large Lot Resdiential) and is designated fcr “Highway Commercial" in the 0.C.?. The site is also within the Woodlancs Development Permit area. PROJECT DESCRIPTION: The proposal is for a 2 storey tuilding with a let coverage of 37%. The maia floor, which will be 4,000 sq.ft., will contain a restaurant and a store. The second floor will be occupied by a 2,800 sq. ft. residential unit. A front yard setback of 5 ft. has been provided along Westwood St. and a rear yard setback of 20 ft. has been provided from the back of the building to the rear property line. The buildisg is situated along the north property line oz 3614 Westwood St. The remainder of the site will be used for parking and vehicle access. The overall height of the building is 24 ft. A total of 20 off-street parking spaces will be provided, sufficient for a 90 seats restaurant (18 spaces) and one residential wit (2 spaces). . COMMENTS FROM OTHER DEPARTMENTS: Engi ing D . The requirements for this application are: Install a 200mm dia. watermain from Woodland west through a R/W (plan 81200) to Westwood and along the frontage of the site complete with service connection and fire hydrant(s) as required. Extend storm sewer on Westwood to the north property line of the site complete with site service connection and catch basins as required Widen Weatwood approx. 1.5m across the full frontage of the site and install barrier type curb and gutter. Install concrete sidewalk and ornamental street lighting. Underground Hydro and Tel services required to the site. Development Cost Charges to be applied at builidng permit application.
