BACKGROUND: The subject parcel is currently zoned M-1, General Industrial and is within an area designated in the Official Community Pian for industrial uses. The plan contemplates cther areas along Mary Hill for potential highway commercial uses. PROJECT DESCRIPTION: The applicants are proposing a Comprehensive Development incorporating industrial warehousing, a restaurant, a retail gasoline service station and a card lock gasoline service station. The design submitted is preliminary, but generally well thought and should the design process be completed, it is reasonable to anticipate that it would result in a developmazt of good quality. COMMENTS FROM OTHER DEPARTMENTS: The following comments were received from the Departments noted: Engineering Department: 1. Sanitary Owner will be required to install an on-site grinder pump to pump from building to main on Broadway. (City will install connection). 300 dia. main on Broadway Service connectiou to ditch offsite side of road Proof of onsite oil separators Upgracing of driveway culvert to city standards Subject to the approval of the Ministry of Environment regarding floodproofing considerations.
