Felip Director of Planning Phase II - Riverwood (Off Freemont) — Rezoning Application No. 108/92 Planning & Developwent Comittee - February 16, 1993 RECOMMENDATION : That this application be approved to proceed for rezoning from A-1 (Agricultural) to RS-1 (Large Lot Residential), RS—2 (Small Lot Residential) and RS-3 (Estate Residential) under Section 963 of the Municipal Act subject to: Submisaion of e@ subdivision plan to the satisfaction of the Approving Officer; Satisfaction of Engineering Department requirements; Satisfaction of Building Department. concerns; and Satiefaction of Parks and Recreation Department concerns. BACKGROUND: A rezoning application has been received for a 7.6 hectares parcel in the northeast portion of Riverwood. The subject property is immediately south of a subdivision that was rezoned last year and which ia now under construction. The subject property is currently zoned A-1 (Agricultural) and is designated for both "residential" and "apartment (townhouse)" uses in the Official Community Plan. PROJECT DESCRIPTION =: The proposed subdivision will create 49 RS=1 lots, 30 RS-2 lots and 1 RS-3 lot. The RS-1 lotsa will be facing a new arterial road that will intersect Freemont Street in order to provide access to this subdivision. The RS-3 lot is designated for future townhouse uses under the Riverwood Area Control Plan. The applicant is not intending to develop the townhouses at this time, so they are rezoning it to RS-3 in order to permit its subdivision from the balance of the property and to keep as a nolding lot. cont. page 2 1 Z3'
