~2— (c) a fire hazard or source of electrical interference; (4) any exterior display or storage of materials or finished products. An accessory home business shall be completely enclosed within the principal dwelling unit, and shall not be carried on outdoors or in any accessory building. No structural alterations or additions shall be made to a dwelling to accommodate an accessory home business. No signs relating to an accessory home business shall be displayed on residential premises. An accessory home business shall occupy not more than the lesser of 20% cf the floor area of the dwelling unit or 46 square metres (495 square feet). For the purposes of the parking or storage of commercial vehicles or trucks, Section 504 of the Zoning Bylaw shall apply. (9) No more than one accessory home business shall be carried on in a dwelling unit." AND THAT Council authorize Staff to prepare the necessary draft bylaw amendments to Zoning Bylaw No. 2240 and Business Licence Bylaw No. 1237. BACKGROUND: The "City of Fort Coquitlam Zoning Bylaw, 1987, No. 2240" does not permit accessory home businesses. This has fueled some negative criticism against the City from time to time. The following comments were published in the Summer 1990 edition of the B.C. Home Business Report: "Try getting a home business licence in Fort Coquitlam, for instance. ‘My jaw just about dropped to the floor,’ stated one entrepreneur who tried. ‘I was told in no uncertain terms that I could not get a business licence if I planned to work from my home. '"' RESEARCH: A survey was conducted to determine the types of accessory home businesses, if any, were permitted in other Lower Mainland municipalities. Accessory home businesses are permitted in all the municipalities surveyed, with the exception of the City of White Rock. .»-/3
