BACKGROUND s The applicanta own an oversize single family lot (RS-1) fronting onto Birkshire Place. The lot was created in July 1974 and the residence on the lot was placed to allow for possible future subdivision. PROJECT DESCRIPTION: The proposal is to subdivide the existing 1426 square meters lot into a “new 505 square meters "Lot 1" and a 921 square meters "Remainder of Lot 432". The minimum lot area in the RS-1 zone is 500 square meters. VARIANCE REQUESTED: Lot 1 will require a relaxation of minimum depth from the bylaw requirement of 28 meters to 22.4 meters. Remainder of Lot 432 will have a 12 meter frontage to Birkshire Place. The minimum lot frontage in RS-l is 9 meters; however, by issuing the Development Variance Permit the Municipal Council will be accepting part of the side yard as front yard, and also a non-standard front yard area.
