The Developer is the holder of a registered interest in ALL ASO SINGULAR that certain parcel or tract of land and premises situate, being in rhe City of Port Coquitlam, in the Province of British ta, which said land is described in Schedule "A" hereof and is hereinafter called "the land”. The Developer has obtained the consent of all persons holding registered interest in the land as set out ia the Consents to the ang developcent set forth herein, which Consents are attached hereto. Tue Jand, including che surface of water, and any and all BS, Steuctures and improvements erected thereon, thereover or hereia shall be used for the purpose or purposes specified in Schedule hereto and for no other purpose or purposes whatsoever. Xo building, structure or improvement shall de sited, constructed, reconstructed, altered, moved or extended upon excevt in compliance with the plans and specifications for the use end devolopmeat of the land, roved by the Municipal Engineer, which said plans and specifications vateby incorporated by reference and forn pare of this. No sign shall be erected upon the land or on any building or Structure thereon except in compliance with the hereinbefore described plans and specifications and furtner subject to the satisfaction and pproval of the Municipal Planner. Parking: 2. Off-street parking and loading spaces shall te provided, located and constructed in accordance with the hereinbefore described plans and specifications and further subject to the satisfaction and approval of the Municipal Planner. Subdivision: 8. Ne land shall be subdivided except in compliance with and according to the plans and particulars sect out in Schedule * hereto. Landscaping: 9. All landscaping, surface treatments, fences and screens shall be constructed, located, provided and maintained in compliance with the hereinbefore described plans and specifications and further subject: to the satisfaction and approval of the Municipal Planner. Utilities: 10. All utilities, including water, sewer, gas, telephone and electricity shall be placed, provided and constructed in compliance with the hereinbefore described plans and specifications and further subject to the satisfaction and approval of the Municipal Engineer. Application of Provincial Building Code etc.: ll. Except as provided herein all buildings and structures shall be constructed strictly in compliance with applicable Municipal By-laws and the Provincial Building Code. Works, Construction, Design, and Security Therefore: 12. (a) To facilitate the use and development of the land, the Developer covenants and agrees to provide, construct and install such off-site works and services as are deemed necessary by the Municipal Engineer to serve the land and development thereon and to pay for the entire cost of the completion of the aforesaid off-site works and services. The said off-site works and services shall be constructed and completed to the satisfaction of the Municipal Engineer in compliance with and according to plans prepared by the Developer and approved by the Munictpal Engineer prior to the granting of necessary approval and eccupancy pernits by the appropriate Officer of the Municipality. Without limiting the generality of the foregoing these off-site works and services shall include those, items set out in. Section 1 of Schedule "D" hereto.
