(8) ACCESSORY OFFICES Accessory office uses permitted by subsection (2)(n) shall not occupy more than 60% of the gross floor area of a building. (9) ACCESSORY CHILD CARE SERVICES Accessory child care services permitted by subsection (2)(0) shall not occupy more than 20% of the gross floor area of a building. (10) HEIGHT OF BUILDINGS The height of buildings shail not exceed 30 m (98.4 ft.). (11) FLOOR AREA RATIO The maximum permitted floor area ratio is 1.0, provided that where required off-street parking is located underground or within a structure, the maximum floor area ratio may be increased by the proportion of the required parking so provided, multiplied by 0.6, to a maximum floor area ratio of 1.6. (12) LOT COVERAGE All buildings and structures together shall not occupy more than 50% of the surface of the lot. (13) FRONT YARD (a) A front yard of not less than 6 m (19.7 fi.) shall be required, except where it abuts a provincial highway, the front yard shall be not less than 9 m (29.5 ft.). (b) If all or a portion of a building exceeds 12 m (39.4 ft.) in height, the front yard setback for those portions of the building shall be increased by 0.5 m ( 1.6 ft.) for each additional | m (3.3 ft.) in height. (14) REAR YARD (a) Arear yard of not less than 3 m (9.8 ft.) shall be required, except (i) where it abuts a property designated for Residential or Apartment Use in the Port Coquitlam Official Community Plan or a street other than a provincial highway, the rear yard setback shall be not less than 6 m (19.7 ft.); (ii) where it abuts a provincial highway, the rear yard setback shall be not less than 9 m (29.5 ft.); (b) If all or a portion of a building exceeds 12 m (39.4 ft.) in height, the rear yard setback for those portions of the building shall be increased by 0.5 m (1.6 ft.) for each additional 1 m (3.3 ft.) in height. 2747 3 ITER’ 1 PAGE | ET | +2 |
