Brown Director of Planning RE; Zoning Bylaw Text Amendment Residential Zones RECOMMENDATION: THAT the Clerk's Office be directed to prepare an amendment to the Zoning Bylaw Number 2240, Sections 801 and 802 Single Family Residentiai, Zones, Subsection (4) Front Yard Setback. The existing wording is to be deleted and the following substituted; A front yard shall be provided of not less than 7.5 meters (24.5 feet) for any pection of a building exceeding a height of one storey or six meters. A front yard shall be provided of not less than 6 meters (19.69 feet) for a portion of a building one storey in height that is less than 6 meters in height and that has a width of less than 6 meters (19.69 feet). During 1988 City Council directed the Planning Department to examine the problem of large houses on smail lots. A series of recommendations were prepared to address that problem. The recommendations were te vary front yard setbacks to improve streetscape and to vary side yards to open up space between houses, The report was reviewed by the City's liasion committee with the building industry (U.D.I.) and refinements suggested. They were to emphasize front yard setback variation rather than side yard variation. Implementation of the Suggested improvements to the RS-1 and RS-2 Zones have be carried out in Citadel Heights and Morgan Avenue subdivisions through Development Variance Permits and in the Westview Heights Building Scheme. Tt is recommended the setbacks that have been informally used through development variances now be adopted as part of the zoning bylaw regulations for residential development. W.
