The property is subject to a 3m wide right-of-way in favor of the City
along its southern boundary.

The city does not warrant or represent that the property may be
subdivided or used in any particular manner. Tenderers who are
intending to subdivide the property or make any particular use of it
should satisfy themselves, by independent inguiry, that the subdivison
or use is possible having regard to all factors, including but not
limited to the bylaws of the City, other regulations, and the natural
features of the land. The City accepts no responsibility should any
proposed subdivision or use not comply with all relevant regulations
or prove otherwise infeasible.

No real estate commission of any kind will be paid by the City.

Information on existing services to the property may be obtained from
the City's Engineering Department. All costs of further servicing the
property shall be paid by the purchaser including payment of
Development Cost Charges and connection fees.

The lowest price that will be accepted for the property is $410,000.00.
