SUBJECT: Application to rezone 1477 Lougheed Highway.

DESCRIPTION: Lot 1] of Lot A of Sec. 6, Blk. 6 NRIE, Plan 8560

BACKGROUND: Council will recall that an application for rezoning
of this property was considered on November 24th, 1980
‘and that at that time the developer envisaged a shopping
center development utilizing a CD zoning.
This proposal was not approved by the Council and the
application was referred back to the Committee fur further
consideration.

The developer is now Proposing a multi-family use for
the property and will be at’ the Council meetins wt which
this report is considered to explain his proposals.

It should be pointed out that both the Comnittesr a7
the developer are aware that this approach to Council is

being made on a very preliminary. basis only and that
there remains much work to be done on questions of
servicing, access, pedestrian traffic, school capacity,
and many other details; however, guidance from the
Council at this point respecting the suitability of

the site for residential development would be appreciated.

RECOMMENDATION: The Committee recommends:

1. That the Council hear the presentation by the

; sdeveloper; .

2. That a decision be reached on-the suitablity of
the site for residential development;

3. That the application then be returned to the
Committee for further consideration.
