BACKGROUND : The subject development is in the form of 6 4-unit clusters on a- site slightly larger than 2 acres. The wnits are. basically semi detached, each having 3 storeys. Surface parking is provided at the ratio of 1.5, Building coverage is exceedingly low, resulting in ample open space. The proposed development calls for the sale of a portion of the Grant Avenue road allowance. In view of the fact that properties to the north of the development site are fronting on both Prairie and Grant, it appears that the opening of Grant as a full size road is not necessary. As a result, when discussion first took place between the applicant and the Planning Department, it was suggested to the applicant that investigation is desirable into whether or not a portion of the road allowance can be incorporated into the development site. The tentative agreement is to retain 30 feet of the 66-foot road allowance for a laneway to serve the site and the properties to the north, and to accommodate utility lines. The site appears to lend itself well to the proposed form of housing. Conventional subdivision is uneconomical and impossible without the opening of Grant Avenue to Municipal road standards. The general area in which this site lies is the older part of. the City and redevelopment is much needed. The proposed project is therefore desirable as part of the total redevelop-— ment of the area. eee eeseeeed
