SUBJECT: Application to rezone two RM-1 lots on Fraser Street to RM-3
for the development of a 4-unit row housing project.

‘DESCRIPTION:

BACKGROUND z The site in question is 10,400 sq. ft. in size and is presently
zoned for apartment use (RM-1). The current zoning makes the —
site undevelopable as the zoning requirement is 5,000 sq. ft.
of site area for each dwelling unit.

The request for RM-3 zoning would enable 4 units to be developed

on the site at 2500 sq. ft. for each dwelling unit. The RM-3 zoning-
requires 2400 sq. ft. of site area per unit.

The requested zoning change conforms to policy established by
Council.

RECOMMENDATION: This application was dealt with by the Planning and Zoning
Committee at its meeting on August 11, 1976 and the Committee
recommends that the development be approved. The Committee
further recommends that the requirement of a public information
meeting be waived as the site is already zoned for apartment use.
