The current zoning makes the — site undevelopable as the zoning requirement is 5,000 sq. ft. of site area for each dwelling unit. The request for RM-3 zoning would enable 4 units to be developed on the site at 2500 sq. ft. for each dwelling unit. The RM-3 zoning- requires 2400 sq. ft. of site area per unit.
