DISCUSSION: Rezoning is required from C~1 (Local Commercial) to CD (Comprehensive Development) to permit this development to serve as a neighbourhood commercial center, but without the full range of C-2 uses. To avoid competition with the City's commercial zone, office uses will be restricted to a maximum of 2500 Square feet. Also, the use of the property for exclusive parking purposes will not be permitted. To minimize the potential impact on the neighbourhood, convenience store will be limited to a maximum of 2600 square feet of gross area. A unit of 50 seats for any proposed zestaurant or similar use is also comtemplated. The proposed commercial buildings generally conforms to the zoning requirements under the C~2 (Neighbourhood Commercial) and the design will blend well with adjacent residential development.
