BACKGROUND: The applicant had initially submitted a proposal to subdivide the subject properties into a number of single family lots. This area is designated for apartments and, at the suggestion of the City Administrator, the proposed development was modified into a garden apartment proposal. MM FROM OTHER DEPAR TS: Engineering Department: 1. Curb and gutter, minor road widening and street lighting required, complete with turn-around for Burleigh Street. Jane Street to be improved, west side only, complete with turn-around. Five metre dedication (west side) required. Sanitary sewer exists on Burleigh Street; no improvements required. Storm sewer to be constructed on Burleigh Street only exiting at the south end, to a temporary outfall. Watermain to be extended on Burleigh Street. Diameter of the water main will depend on fire flow requirements. Second waterline on Jane Street may be required and the line may have to be looped. | Building Department: The preliminary plans do not indicate building code criteria. The building is subject to a building code review at the time of building. . permit application. Parks and Recreation Department: 1. Landscape plans to be reviewed by the Department. 2. Provisions for open space within the development should be contemplated. Fire Department: No comments. DISCUSSION: The proposed development should be considered the first phase re-development of this older area of the city.
