Brown Director of Community Planning SUBJECT: RS=-2 Omnibus Rezoning Bylaw CTL RECOMMENDATION: That City Counci! direct the Clerks! Office to prepare a bylaw rezoning properties shown on the attached map and list from RS-2 to RS-~1. COMMENTS: The Planning Committee have been recelving a number of davelopment variance requests during the past few months for relaxing sideyard requirements of houses being constructed on RS=-2 zoned lots. The reason for the requests are that the lots are typical city sized lots or small lots, which do not conform to RS-2 minimum fot size requirements. Having reviewed the matter It Is the Planning Committee's suggestion to City Council, It would be better to rezone the Properties in question to an RS~1I designation. What this rezoning would accomplish ts to remove the necessity for a development variance permit for each buliding permit to relax the RS-2, six foot side yard requirement. : This rezoning will not provide any additional development potential for individual lots, but would give some additional potential if several lots were combined and resubdivided. In: the latter case the City would be able to obtain Improvements normally required at the time of subdivision. In conctuston, the Planning Committee are suggesting to City Council, that the Clerk's Office be directed to prepare a bylaw rezoning the RS=-2 lots Included on the attached map and. list.
