RECOMMENDATION: Ae THAT the applicant be advised that {ft
Is not necessary for them to apply for
a Development Variance Permit for their
employee parking lot.

Be ANO THAT City Council adopt a
resolution to Issue a Development
Variance Permit to the Northside
Shopping Centre, Rem of Lot J, D.L.
479, Grp 1, NWLD. Plan 6505 permitting
the shopping centre to erect traffic
direction signs in their required front
and flanking front yards.

BACKGROUND:

This application has been circulated to the City's Engineering
Department for review. The Engineering Oepartment examined the
proposed fmprovements [n terms of thelr potential conflict with
utilities and future road Improvements.

COMMENTS:

in reviewing the application, the Planning Departmant
encouraged the owners to Improve the appearance of the backside
of thetr bullding. The Engineering Department are sympathetic
to this objective, but are concerned about (mpeding access to
utilities and preventing future road [mprovements. Due to the
Engineering Department's concern, a revised recommendation has
been proposed. What the recommendation does Is to protect the
